We'll send you an e-mail link to an application form. It's quite straightforward - personal details; current and previous addresses; employment or course of study details; current and previous landlord information. If you expect to have some or all of your rent paid by housing benefit please tell us. It is at the landlord's discretion whether or not they are prepared to accept housing benefit.
Part of the application process involves a credit check - if you think there may be some negative information please make sure you tick that box on the form. It won't necessarily make any difference. In the current economic climate there are a lot of people whose circumstances aren't perfect, and that may be why they have to rent.
We do not charge an adminstration fee for a property application, but you may wish to fast-track your application with LetsXL who carry out our checks. Their charge for this service is £50.

IMPORTANT OWNERS’ UPDATE
REPAIRS AND MAINTENANCE & GAS SAFETY CHECKS
MBM uses a team of well tried and trusted repair engineers and tradespeople. Unlike many other agencies, we do not mark-up or charge any administration fees on top of invoices. We obtain excellent competitive rates for work carried out and all repairs carry a three month guarantee. Provided that tenants’ permission is obtained prior, we can release keys for work to be carried out.
If owners wish us to use their own contractors we welcome that, by prior arrangement. They must be properly qualified and insured, and up to date contact details provided. In the event of our being unable to contact an owner’s nominated repair person we will use our own contacts.
We also recommend that owners take out breakdown cover or insurance. This can be sometimes be arranged as an add-on to landlords’ buildings insurance, or a monthly plan with a provider such as British Gas or Scottish Hydro. It is essential that we are provided with full details of the cover arranged together with copies of relevant policy documents or online links, in order that they can be contacted directly. Breakdown cover is recommended for central heating boilers as repairs to combi boilers can be very expensive. We can recommend breakdown plans to suit particular properties and these can all be paid monthly.
Gas safety checks: it is a criminal offence not to have properties checked annually for gas safety. Apart from the legal requirement, consider that every year in the UK around 30 people die from faulty gas appliances. Only a small percentage of these die from explosions, the vast majority die from the invisible killer, Carbon Monoxide. You can’t see it, you can’t smell it, but only a very small amount is needed to cause death.
MBM uses the services of First Call Gas and Electric to provide landlords’ gas safety inspections at a cost of £55 plus VAT. First Call maintain a continually updated register which ensures that checks are never late or overlooked. Timed appointments are booked with tenants - or key access arranged with tenants’ permission. Because of the high number of failed or missed appointments (tenants tend to regard compliance visits as low priority because they are not breakdowns) First Call use a system of postcards, emails and text reminders, and ultimately will arrange key access with our office, to ensure checks are completed timeously
A small number of owners have opted out of this system (usually because they are offered a cheaper price as a loss leader by a general gas contractor) but our experience of this has generally not been satisfactory. Too many checks end up not being completed simply because tenants tend to regard compliance visits as low priority - they are not breakdowns and can seem an inconvenience. However, they are an essential inconvenience.
If an owner wishes to use his own contractor for gas safety checks, they must first notify us in writing. We will advise the date that the check is due and will provide tenant contact details. MBM will not be involved in following up the process and the owner or his contractor must provide the gas certificate to MBM and to the tenant, on or before the notified date.
If the certificate is not provided by the due date, MBM will arrange for the check to be done and charged to the property in the standard manner. We cannot accept owners’ word that certificates have been provided as there have been a number of recent instances where we were assured that up-to-date certificates were in place, and it later transpired they were out of date.
The following list of constitutes items which are regarded as URGENT, and require to be attended to immediately and without prior reference to owners:
Plumbing leak (other than minor seepage) affecting the property and/or neighbouring property. Communal area plumbing issues will be referred to factors, where appropriate.
Electricity failure affecting lighting or sockets. A general electricity failure will first be reported to the area network provider.
A gas leak, which is considered an emergency, will be reported to Scottish Gas Networks in the first instance and if found to be internal, will be considered top priority.
Central heating breakdown. In the event of a boiler breakdown (and no maintenance or breakdown plan being in place) we will arrange for a callout and repair to be carried out as quickly as possible. Owners will be notified as this progresses. We will not delay repairs, or seek to obtain alternative quotes in a breakdown situation. The contractor will be paid by MBM and the cost deducted from the owner’s next rental payment.
